Some advice on selling your home...

First of all, choose the right realtor! A good realtor provides accurate comparative sales statistics and pricing guidance...definitely don't just choose to list with the agent who quotes the highest price.
Overpricing is the second worse mistake you can make! If the home is priced too high, many qualified buyers won't see it because you've priced it out of their search criteria. The wrong buyers will see the property when it is new to the market and "hot" and if it is priced too high, it will not compare favorably to others in that price range. Or it will not appraise at or near asking price and your buyer will be unable to obtain a mortgage. Then, when you finally have to lower the price, it is no longer a fresh listing.

To pick a price, visit homes that are comparable.

Next, make your home show better - remember, first impressions count!

  • A good, thorough cleaning, where every surface sparkles.

  • Clean up the yard: mow, prune, haul debris.

  • Paint or clean the front door and spit shine the porch. Add a few potted plants. Remember curb appeal!

  • Clean closets and storage areas...donate old clothes and furniture...rent a storage unit if necessary...you want to create a sense of greater space.

  • Professionally clean carpets.

  • Check for leaks, caulk around tubs and sinks.

  • Replace lightbulbs.

  • Get rid of excess books, magazines, bric-a-brac; Clear counters, shelves, cabinets and drawers. The home should be clean and uncluttered.

  • Depersonalize: you want the prospective buyers to envision themselves living in the home.

  • High impact, low cost improvements like a coat of paint, fresh flowers, or new window treatments can make a great impression.

  • Your home must remain spotless as long as they are on the market. Work with your children to get them to cooperate.
Finally, make it as easy as is reasonable to have your home shown. Be flexible, and leave the house while it is being shown. Allow a lock box, and make sure your agent can keep in contact with you.
